A more than 250-unit apartment complex could be coming to the area between the Mall of Georgia and Coolray Field.
The county’s Planning Commission is scheduled to consider a request by Pedcor Investments to recommend approval of a 256-unit apartment complex on 23.2 acres at the 1300 and 1400 blocks of Laurel Crossing Parkway next month. The site is east of Buford Drive and just south of Interstate 85 in the Mall of Georgia Overlay District.
“The proposed development would add an important component to that encouraged mix of uses,” attorney Shane Lanham wrote in a letter to county officials. “Moreover, the proposed development is consistent with established development patterns and land uses in the area.
“More intense commercial and office uses are dominant along major travel corridors with land uses transitioning to lower density developments moving off the roadway. The property is not located directly on Buford Drive, but on Laurel Crossing Parkway behind existing commercial development.”
It is unclear what county officials think of the proposal yet, because staff reports on the proposal have not yet been attached to the application as part of the Planning Commission’s agenda packet for its Sept. 5 meeting. The packet posted on gwinnettcounty.com carries a warning that it is subject to change.
Design study images attached to the application, however, show three and four story buildings for what is referred to as “Buford Apartments,” but the design plans state that they are “not for construction.”
A site plan for the gated community shows 10 apartment buildings, a club house, a pool, a playground area, a garage and a mail kiosk structure. The site is also located less than three-quarters of a mile from Coolray Field, according to Lanham’s letter to county officials.
